Qatar Petroleum – FM Consultancy

In 2013, Qatar Petroleum (QP) required facilities management consultancy for its new Headquarters, consisting of 629,000 square metres of built up area in the Qatar Petroleum District in Doha.

The project includes nine office buildings, ranging from 17 to 45-storey towers, a 410 room 5-star hotel, a 500 seat auditorium, a state-of-the-art medical centre and training facility, an energy centre, data centre, retail, an external plaza and dedicated underground parking for 5,500 cars.

Macro was awarded a four-year facilities management consultancy contract to review and constructively critique design, complete a strategic FM review and develop an FM Strategy for the development.

Further strategic deliverables included a detailed 25 year life-cycle cost model, an asset management plan, transition and handover management plans and a suite of policies and procedures. Macro was able to deliver positive results in a short span of time, decreasing the overall potential operating budget by optimising the value of assets, as well as providing design reviews from an operability and functionality point of view, surpassing the client’s expectation.

Based on the strategic FM framework created from the above deliverables and in preparation for a comprehensive FM procurement exercise, Macro then developed a suite of tender documents including terms and conditions, performance specifications, service level agreements and key performance indicators.

QP’s decision to centralise their operation into a single large development has challenged the consultancy team to provide a first-class, cost-effective and efficient working environment that supports the needs of a world-class business.
